Application Criteria
1: Applicants must be full-time, currently enrolled, students.
2: Applicants are recommended to tour/virtual tour the property they are interested in before applying.
3: Applicants must pass a background and character reference check that includes:
a) Verification of identity
b) Verification of previous tenancy and references from landlords
c) Criminal history check for appropriateness of living in student housing
d) Credit check to demonstrate responsible and timely payment history (students without credit history are also allowed)
e) Verification of employment, if applicable
*Credit Score, Income Requirements, and verification:

*Credit Score, Income Requirements, and verification:
- Minimum Credit Score of 650, no delinquencies in credit history, no accounts in collections, and no open bankruptcies.
- Rent-to-Income Ratio: Minimum 1:2.5 (monthly gross income must be at least 2.5 times the rent)
- For employed applicants, you must submit pay stubs from the past three pay periods and bank statements.
- For Self-Employed Applicants you must provide the last two years of tax returns and most recent three months of bank statements
